Among the presenters at the LIA’s event was David Sabatino, owner of Sip This!, a coffee shop in Valley Stream, who works on Long Island projects for the Regional Plan Association. “This spoke to me in several different ways,” he said. “As a small business owner I need foot traffic. I need people living downtown, living near the train station, and I need people investing in my community. As a single family homeowner I need new development and expansion of the tax base to help preserve the things I love about my community.” He admitted that the zoning changes might be a hard sell. “It’s a different thinking for Long Island, but it’s something we really need to consider,” he said.
