Bridgeport, CT - Downtown Plan, Urban Design, and Zoning

Form-Based Codes and Inventive Urban Design Strategy by RPA Form Foundation of Bridgeport's Revitalization
Regional Plan Association completed the urban design component of the city's Downtown Master Plan and crafted progressive form-based zoning and design guidelines to facilitate the plan's implementation. Bridgeport, though Connecticut's largest city with 140,000 residents, has been isolated from the prosperity enjoyed by surrounding communities for the past half century. This plan aimed to capitalize on the city's strong assets to ensure that the coming decades are ones of growth and prosperity. The city enjoys direct and frequent rail service to Stamford and Manhattan, world-class parkland and beaches, historic and human-scale urban fabric, and walkability unparalleled in the state. The plan focuses on creating a vibrant mixture of land uses and activities in the downtown with residential, retail, and entertainment development prioritized in the short-term and office development targeted on the longer horizon. As the demand continues to spread outward from the region's core, Bridgeport is the next logical location along the Connecticut coast for infill development and this plan will ensure that a framework is in place to harness the upcoming demand to create a liveable and sustainable transit-oriented community in the city's center
